How will my insurance adjuster know about damage to the areas I have to have emergency repairs made to?
We suggest you take pictures of the damage prior to any repairs, or you can count on S.H. Vaughn Construction Co. to document any damages in a written report supported by pictures. We will share this information with your insurance adjuster when we meet with them for your claim inspection.
You will receive a claim document outlining the scope of damage and the funds being made available for the repairs, less your deductible. It is very important to evaluate the adjusters report – this determines the amount of money you will receive to handle the repair of all damages. S.H. Vaughn Construction Co. highly suggests having a professional contractor to review this report. We use the same estimating software used by most insurance companies – we can make certain ALL of the material and labor necessary to repair your property has been accounted for. If omissions are found, we will aid you in contacting your insurance company and supplying them with the information necessary to correct your claim.
Most homeowner policies grant coverage for full replacement cost provided the repairs are actually completed. As for drip edge you don’t necessarily need it, but it does protect the wood fascia from rotting on the roof overhang. Ice and snow products are mainly needed in low pitch roof and roof valley to give the roof more protection from the elements.
Like any building component, roofs degrade at different rates depending on a large number of factors: the quality of original construction, the level of abuse, the level of maintenance, appropriateness of design, etc. So how long should a roof last? We have seen poorly designed and installed roofs go as few as six or seven years before they failed, and we have seen old coal tar built up roofs that were over 60 years old. Most building owners, roofing contractors and designers feel 20 years is an acceptable service life.

Shingles are designed so the granules block the UV of the sun and protect the asphalt underlay. As the shingles age, the granules fall off over time. The asphalt is exposed to the UV, it dries out and the shingle gets a “potato chip” appearance as the corners start to curl up. A shingle at the extreme end of its life is bubbled in appearance and is brittle to the touch. A 20-year shingle is warranted by the manufacturer to have a useful life of 20 years under optimal ventilation conditions. Hail does several things:

- Leads to other associated problems
A hail hit on a shingle looks like a “bruise” or a dark spot where the granules on the shingle have been knocked off and the asphalt underlay and sometimes the fiberglass mat is exposed. New hail hits will have a shiny appearance because the asphalt has been freshly exposed and has not had time to weather to a dull color.
My insurance adjuster said there was no hail damage on his first inspection, I asked my roofing contractor's estimator to call him and request to walk through a re-inspection with him. On the re-inspection the adjuster concluded that there was hail damage and "totaled" the roof. Why such a dramatic turn around?
